State landlord kits

The free tools on this site answer the legal question; these kits are the documents you send. Each kit is built for one state from the same verified records as the law pages, every figure cited to the statute and dated, and re-issued when the state's rule changes. Word, fillable PDF and Excel; the workbooks import to Google Sheets.

Lease and rental agreements, all 50 states

Each agreement is one download with a folder for every state. A state's folder holds the agreement as a Word file and a fillable PDF, with the text that state's law requires inside a lease printed in it wherever the state's record lists any (22 states today), and a Rules sheet stating every limit the state puts on a blank (deposit, late charge, grace period, entry notice, the notice to end a tenancy), each with its statute and the date it was verified. The Florida folder holds no lease of ours: it links the residential lease forms the Florida Supreme Court has approved and carries the state's Rules sheet.

Security Deposit Return Kit

The deposit disposition letter, the move-in receipt with the custody and interest statements, a deposits-held register with the return deadline computed, and the rules fact sheet, in Word, fillable PDF and Excel. $7.99 a state; pick yours.

Lease Disclosure Packet

The required-disclosures checklist, acknowledgment addenda where the state requires one, the official-attachments link sheet and the lease-clause hazards sheet, in fillable PDF and Word. $9.99 a state; pick yours.

How the kits are made

Every document is generated from the state's verified record — the same record the law page renders — and read by a person before it ships. The files carry the data release they were built from (currently v1.60.0) and the date each figure was verified from the official source. When a rule changes, the kit is re-issued and the files on the listing are replaced with the current edition. Details in how we verify.
