Landlord Atlas Data License — Evaluation Tier
Version 1.1 · applies to dataset release 1.19.0 and later, until replaced by a newer license version. (Version 1.1, August 10, 2026, names the licensor entity; the terms are otherwise unchanged from version 1.0.)
This license governs the Landlord Atlas dataset exports — the
machine-readable files under /data/. It is granted by
Landlord Atlas LLC, a Michigan limited liability company ("Landlord
Atlas," "we," "us"). The statutes themselves are public law and
belong to no one; what this license covers is Landlord Atlas's original work: the selection,
field structure, summaries, verification dates, notes, and compilation. This is a
proprietary license, not an open or copyleft one, so that we can stand behind the data's
freshness and accuracy in ways open-licensed corpora cannot.
What you may do, free of charge (evaluation use)
- Download and evaluate. Use the exports to assess the dataset: load it, query it, test it against your own sources, and prototype integrations with your product or internal tools.
- Build proof-of-concept integrations. Wire the data into development, staging, or demo environments, including demos to your own team or prospective users.
- Quote and cite. Reproduce individual figures and summaries in analyses, articles, or product mockups, with attribution as below.
Conditions
- Attribution. Name Landlord Atlas and link to
landlordatlas.com(or the specific page a fact appears on) wherever the data is displayed. - Citations and dates travel with the data. Anywhere the data is shown to
an end user — including through an AI assistant or agent — present it as legal
information with its statute citations and verification dates intact, never as
legal advice or a recommendation to act. Keep the
_metablock (or an equivalent notice) with any record you pass downstream. - No warranty framing. Do not describe products built on this data as offering "guaranteed compliance" or equivalent.
What requires a commercial license
- Production use — serving the data, or answers derived from it, to customers or the public in a live product or service.
- Redistribution — republishing the dataset (or a substantial portion of it) as a dataset, API, file download, or competing data product, whether or not modified.
- Ongoing updates at scale — the change-alert feed and versioned update service for production systems.
Commercial terms are straightforward and sized to the organization — email [email protected]. Evaluation use needs no signup and no notice, though we're glad to hear what you're building.

It is not legal advice and is not a substitute for the advice of an attorney. Use of the data does not create an attorney-client relationship. The dataset is provided "as is," without warranty of any kind — express or implied, including accuracy, completeness, timeliness, merchantability, or fitness for a particular purpose. Laws change between verification passes; every record carries the date it was last verified, and you are responsible for confirming against the cited statutes before relying on any figure. To the maximum extent permitted by law, Landlord Atlas is not liable for any damages arising from use of the dataset under this free evaluation tier.
Termination and changes
We may update these terms with a new license version; the version that applied when you downloaded a given dataset release keeps governing that copy. We may end evaluation access for use that breaches these terms. Nothing here limits fair use or other rights you hold at law.
